What leasing options are available?
We offer 3-14 month leases.
Do you offer individual leases & co-living?
We do not offer individual leases (by-the-bed) with co-living arrangements (individual leases with private rooms and shared commons spaces). We offer a single lease with everyone 18 years and older on the same lease.
Is there a security deposit and is any of it refundable?
No. We offer a deposit alternative. Please call the office for details!
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
Apartments cannot be sublet or listed on short-term rental platforms such as Airbnb or VRBO.
Is renter's insurance required?
You are required to carry a minimum of $100,000 Personal Liability Insurance Coverage. Rise Gateway provides the policy, which is charged as an additional monthly fee.
What are the hours for the pool? Is it open seasonally?
Tuesday - Sunday from 9AM-9PM.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes.
How do I get my packages/do you have package lockers?
Front door delivery or USPS mailboxes. Our leasing office does not accept packages.
Are BBQ grills available?
Yes.
What is the smoking policy?
No smoking inside unit. Smoking is allowed on the property.
Do you allow pets; if so, do you have pet amenities?
Yes, Rise Gateway is a pet-friendly community.
What is the parking situation?
We offer open parking. Covered parking is available for a fee.
What schools are in the area?
Lyles Middle School, Shugart Elementary School, South Garland High School, Hendley Elementary School, Brandenburg Middle School, Lakeview High School.
How far is it to the nearest airport or train station?
Rise Gateway is located 40 minutes from Dallas Love Field Airport.
Do the apartments have air conditioning?
Yes, all apartments have air conditioning.
What type of flooring do the apartments have?
Our renovated apartment units offer wood plank vinyl flooring.
Is there a bathtub or just a shower?
Apartments feature a space-saving tub/shower combo.
Do kitchen sinks have a garbage disposal?
Yes
Do apartments have dishwashers?

Does the apartment come with a microwave?

Are washers and dryers available? Are they in the apartment?
Washers & dryers are available in select apartment homes.
